Aku bercadang nak jual umah aku diami sekarang nih.......and also aku dah advertise dah kat http://www.iproperty.com.my/property/listing.asp?pid=78776&nav=t
thinking of find on land property plak..........dah merasa dah duk ataih udara.........hehehehhehe:sengih::sengih:
just after this, apa yang perlu aku lakukan???
if there is a buyer........apa yang aku perlu buat???
let say.....
aku mintak deposit......
ok.....untill when aku leh hold itu deposit??? kalau dia cancel, perlu ke aku pulang kan..........or loan dier kena reject, camner???
lawyer???
for sure aku kena engage lawyerkan...........so the buyer??? kalu nak senang, ambik same lawyer.....tapi kalu dier nak engage his/her own lawyer...........camner???
how long untill i can get the money, normally process dier???:tolongla:

Akoo pon tgh melalui proses jual rumah kat langit ni .. :wahaha:
Selepas dapat deposit, ko kena kasi dia salinan IC ko, S&P, bank loan agreement (kalau ada financing), deed of mutual covenant (utk rumah flat, aparmtment, condo je).
Buyer MESTI cari lawyer utk uruskan legal docs. Cost bear by the buyer.
Kalau strata title tak dpt lagi, kena mintak consent letter dari developer (maintenance office). Kos letter ni 0.5% dari harga belian atau RM500 (mana yg terendah) !! Kita takde pililah, tapi ni adalah law, kena ikut. Rip off betul !
Setelah lengkap ni, lawyer buyer and engage ngan lawyer S&P dan bank ko utk handover rumah and release loan.
Ko kena engage lawyer. Ada dua cara.
1. Lawyer sendiri - Mahal, more than RM1k. Akoo was quote RM2k; mahal sebab kena bayar expertise fees.
2. Self representative - buyer lawyer akan uruskan semua urusan legal ko. Murah dalam RM600 je. Kira upan dia calling2 lawyer ko, duit fotostat. :P
Kos yg ko kena tanggung hanya duit fotostat doc, consent letter (kalau takde strata) and lawyer fee SHJ.
Berkenaan deposit, umunnya dia kena langsaikan 10% upon signing S&P, selalunya dalam masa 2 minggu.
Kalau dia cancel, engkau ada hak utk simpan full deposit.
Kalau ko yg cancel ko kena bayar double.
Tapi ni umum yg dipraktiskan oleh agents. Kalau ko nak buat agreement deposit sendiri pon tak pe, as long ur cost and rights is protected. Mesti ada black and white.
Utk dpt duit, semua urusan ni mkn masa, maybe 2,3 bulan. Mcm ko beli rumah mula2 dulu.
Nak senang citer, engage agent. Komisyen 2% or nego. dari harga jualan. Kalau ko yg dpt buyer nego lower komisyen.

satu lagi bila masa aku kena handover kunci or cara kasornyer biler time aku kena berambus dari umah aku nih???? Bila ko dah sign S&P and dah stamp duty and dah dapat bayaran nye in FULL

Btw, lupa nak kasi tau .. ni procedure utk Freehold. Utk lease mungkin ada tambahan sket kot, sebab nak kena berurusan ngan pejabat tanah. Let us know the proses.

Utk pengetahuan Naiffus, proses penjualan umah atas udara ni sbnrnye amik masa lama, kebiasaanye 4-6 month dan kengkadang bole jadi setahun... depend on e cases, dan paling cpt pun 4 bulan wlaupn dlm S & P stated 3 bulan, mengikut xprience saya la... tapi kena ingat klu it goes beyond e time stipulated u will get e penalty...so its ok for u as a Vendor...however if u plan to buy another house at the same time ....just be prepared...i.e. advanced money rather than wait 4 e money to come from that house..

biasolah nak prepare document, hanto surat sana sini. Ko tau2 jelah, hanto surat hari ni, lusa baru sampai. Pastu bank, lawyer bukak minggu depan, pastu tulat nak reply, tulat punye lusa baru despatch hanto .. and the cycle goes onnnnn ...
Pastu kalau nak mintak consent, nak print surat 3,4 hari .. kalau ada involve pejabat tanah, tambah lagi entah berapa hari.

Sebenarnye proses surat saner sini tak la lame maner sbb sume bole pakai fax...
tapi klu involve conditional consent...tu tak leh nak nolong...sbb ade certain terms kena fulfill...term2 tu la yg amik mase and its depend on e developer itself, how strict they are to stipulate all e terms...
dan lagi satu klu conditional consent to subject to state consent...hak tu la bole jadi setahun...sbb tu orang bole ngamuk sana sini... salahkan pihak lawyerla.. bankla...purchaserla...realitinya camtu...so kena expectlah sebarang kelewatan....
dan nasihat saya klu nak beli umah bru..get ready with other money sbb klu u tunggu duit tu...might be e penalty will be imposed on u...
